Local Aylesbury Estate Agent, Martin Kemps, have been eulogising about the difference between the quality of leads they get from @onthemarket and @zoopla compared with @rightmove
Over the past 12 months, Philip Norgan, their Sales & Lettings Manager, has been analysing what happens with the email enquiries that come in from these three sources and where they lead. In the cases of @onthemarket and @zoopla, they resulted in a member of the @MartinKemps team being able to speak to the applicant, determine what they were looking for and, ultimately, booking a viewing. Unfortunately for @rightmove the quality of leads was so poor that, after some deliberation, @MartinKemps decided to cancel their contract with @rightmove
Has business suffered as a result of leaving @rightmove? The answer is NO. In fact it has become apparent that the staff have more time to deal with serious sales and lettings enquiries instead of wasting their time on non-starters.
It’s all about the quality of the enquiry and that stems from the quality of the portal. If a property portal is rammed with new build adverts, potential tenants and buyers are then deterred from trawling through to find what they want, whereas if the portal has properties clearly laid out, easy to navigate through, they are more inclined to click-through and take a more detailed look. This will then lead onto the applicant making an informed decision on whether that property is for them. It’s those enquiries that appeal to @MartinKemps and every other good quality agent.
So, there you have it. It’s the good old-fashioned business practice of Quality over Quantity and @MartinKemps it certainly has improved their, already, exemplary business practices.
